The 40mm × 75mm black metal trim screws to the fascia over the dressed-down membrane on all four edges, with a moulded corner at each of the four corners. It holds the edge down against wind, hides the cut line, and gives the roof the straight black shadow line you see on new-build garden rooms.

What is not included
For a standard free-standing garden room, nothing else is needed. You may want to add:
- A gutter drip trim if you would rather add a gutter edge yourself than have us swap one in
- An EPDM pipe flashing boot where a flue, soil pipe or cable passes through
- Walkway pads if anyone will regularly stand on the roof
- Timber and firrings to correct the falls — sourced locally, not something we ship
Choosing the right size
The size on this page is the size of the membrane, not your roof.
The rubber has to reach past the deck on every side so it can dress down over the fascia and sit behind the trim. Allow 150mm on each of the four sides — in other words, add 300mm to each of your deck measurements and pick the next kit up.

How it goes on
1. Prepare the deck
Strip any old covering, replace soft boards, punch every nail head below the surface and re-drive proud screws. Fill gaps wider than 5mm, confirm the falls run to the draining edge at 1:80 or better, then sweep the deck clean and let it dry completely.
2. Relax the sheet, then roller the adhesive
Unroll the membrane over the deck with an even overhang all round and leave it 30 minutes to lose its fold memory. Fold half back and roller the water-based deck adhesive onto the bare deck in a full, even coat.
3. Lay the membrane into the wet adhesive
Roll the folded half back down into the adhesive while it is still wet — this adhesive is not left to go tacky — and sweep it firmly from the fold outwards with a soft broom to drive the air out. Repeat for the other half.
4. Dress the edges
Run a bead of edge mastic along the top of each fascia, dress the rubber down over it and press it firm. Trim the surplus level with the bottom of where the trim will sit.
5. Fit the metal trims
Fit the four corners first, then cut the straight lengths to meet them. Screw through the face of the trim into the fascia at roughly 250mm centres, leaving a 3mm expansion gap at each joint. A bead of mastic behind the top lip of the trim keeps wind-driven rain out.

Frequently asked questions
Can I fit this myself?
Yes. The membrane goes down cold in one piece, the adhesive is a paint-roller job, and the trims screw on with the corners supplied. If you can measure a roof, sweep it clean and use a drill, you can fit this kit. The free manual covers every stage and you can phone us mid-job.
Which size do I need?
Measure the roof deck, add 300mm to each measurement (150mm per side), and order the kit closest to but not smaller than that figure. A 2.5m × 2.7m deck needs the 2.8m × 3m kit. Between sizes, go up — or WhatsApp us a photo and your measurements and we will confirm the size before you order.
Are the trims really metal?
Yes — 40mm × 75mm powder-coated metal, not uPVC. They stay rigid and straight, do not yellow or chalk in sunlight, and the black finish matches anthracite windows, doors and cladding. Four matching corner pieces are supplied so there is no mitring.
Is 1.0mm thick enough for a garden room?
Yes, for a free-standing garden building with no foot traffic. 1.0mm EPDM is the standard grade for sheds, summerhouses and garden rooms and carries the same 20-year guarantee. If the roof will be walked on regularly, has upstands against a house wall, or is over 5m × 7.7m, choose the 1.2mm garage kit or use the calculator.
Will the membrane have a join?
Every kit is supplied as one sheet at the size you order, so there is no on-site joining required — nothing to tape or overlap on the roof.
As with all EPDM sheet, larger sizes may contain a factory-made join formed under controlled conditions; these are covered by the product guarantee.
What exactly is included?
A 1.0mm EPDM membrane cut to your size, water-based deck adhesive, an application roller, bond and seal edge mastic, 40mm × 75mm black metal edge trim for all four sides, four corner pieces and all the screws.
My roof drains into a gutter — do I still use metal trim on that edge?
Better not. A flat metal trim can let water track behind the gutter. Tell us when you order and we will swap that edge for a gutter drip trim at the same price, which kicks the water out into the gutter.
How long does it take to fit?
A typical garden room roof takes a day: about an hour of preparation, 30 minutes letting the sheet relax, an hour or two to bond it, and two hours on the edges and trims. Allow longer for your first roof.
Does the deck have to be dry, and what weather do I need?
Yes. The deck must be completely dry and you want a dry day at 5°C or above with no rain forecast until the adhesive has cured. Water-based adhesive will not bond to a damp deck, and trapped moisture is the main cause of blisters under a new roof.
Can I lay it straight over old felt?
Sometimes, but stripping is better. Overlaying only works if the old felt is fully stuck down, flat, dry and free of mineral chippings. Stripping lets you see the boards and fix the soft ones first.
How long will it last, and is it guaranteed?
The membrane carries a 20-year product guarantee and has a life expectancy of up to 50 years. Felt on the same roof would typically need replacing two to five times over that period.
Does it cope with standing water?
Yes. EPDM is unaffected by ponding water, which suits garden rooms where the fall is often modest. Build in a fall of 1:80 or better anyway so the roof drains and stays clean.
Do I need a primer?
No. The water-based adhesive bonds directly to sound timber decking — OSB, plywood or planed board.
Which side of the membrane goes up?
EPDM of this type is the same both sides, so there is no wrong way up. Just make sure the side that touches the deck is clean and free of dust.
Can I walk on it once it is fitted?
For maintenance in soft-soled shoes, yes. It is not a walking surface for regular traffic — add walkway pads if you plan to use the roof — and never walk on it wet or frosty.
Can I put solar panels or a green roof on it?
Solar panels on a ballasted or frame system, yes, with a protection layer under any feet. A green roof needs the 1.2mm grade and a root barrier — ask us before you build anything heavy onto a garden room roof.
How much maintenance does it need?
Ten minutes a year: clear leaves and debris off the roof, and check the trim screws and corners after big storms. There is nothing to re-coat, treat or paint.

What if I order the wrong size?
Tell us straight away. Every membrane is cut to your size to order, so once it has been cut it cannot be returned or exchanged unless it is faulty. If you contact us before the membrane is cut we can amend the size free of charge — which is why we would rather size it with you first.
