Repair or replace?

A localised fault on an otherwise sound roof is worth repairing: a hairline crack, a split at a joint, damage from a dropped tool or a fallen branch. Widespread crazing, a roof that has started to delaminate, or repeated leaks in different places are telling you the covering has reached the end of its life, and patching it will only buy months.

Finding the actual leak

Water rarely appears below the hole it came through — it runs along the underside of the deck and drops at the first joint. Trace back uphill from the damp patch, and check the detailing first: upstands, outlets and the junction with a wall fail far more often than the open field of the roof.

Preparation decides the result

Every repair product here depends on a clean, dry, sound substrate. Grind or abrade back to good material, remove all dust and moisture, and let the roof dry properly before you start. A repair applied over a damp or dusty surface will lift.
