Every flat roof needs a way up eventually — a blocked outlet to clear, a plant unit to service, a felt repair that can't wait for scaffolding. A fixed rooflight won't get you there; you need something that opens. This is a double-skin polycarbonate roof access hatch built around a 160mm vertical upstand for frequent maintenance access, engineered to Class B non-fragile standard so it can be walked to and opened safely as part of a normal roof access route.

Installation & ordering guidance
The upstand kerb is bonded and dressed into the roof membrane using the same technique as any other roof upstand — for EPDM roofs, prepare the upstand with our EPDM Rubber Roof Primer, dress the membrane up and over using EPDM Contact Adhesive, and finish the top edge with our Aluminium Termination Bar. Choose Diffused glazing for a softer, obscured light or Clear glazing where visibility through the hatch matters — both are priced the same across every size. Measure the structural opening in your roof deck before ordering, as the hatch is sized to sit over (not inside) the opening.
FAQs
Can this be used as a fire escape route?
It can form part of a secondary escape route from a flat roof, but any means-of-escape use must be signed off against Building Regulations by your building control body or fire engineer — we supply the hatch, not the safety certification for your specific building.
What's the difference between this and your fixed dome rooflight?
This hatch genuinely opens for walk-through roof access; the fixed dome rooflight is bonded shut and exists purely to let daylight into the room below. If you don't need to physically climb through it, the fixed rooflight is the simpler, lower-cost option.
Does it come with the upstand?
Yes — every size includes its 160mm vertical upstand kerb as standard; you dress your roof membrane into it during installation.
Which size should I order?
Order to match (or comfortably exceed) your structural roof opening — if you're between two sizes, size up rather than down, since the hatch sits over the opening rather than inside it.
